Two very different housing stocks in one city

Clovis is really two jobs wearing one name. North and east of Shaw you have twenty years of tract building — Harlan Ranch, Loma Vista, the Lockes — where the windows are big, square, modern and mostly pointed west. Then there is the older core around Old Town, where the houses are half a century older and nothing is a size you can buy off a shelf.

The newer side is a specification problem. Builder blinds go up in every house on the street, they are thin, they yellow, and they were never measured for the room that actually cooks at four in the afternoon. Replacing them with shutters or a proper insulating shade is the single most common call we get out of north Clovis.

The older side is a measuring problem. Original openings, settled frames, the occasional arch, and trim worth matching rather than covering. Those get built to the opening the same way we would treat a house in central Fresno.

Why Clovis splits so cleanly down the middle

In the newer tracts the builder fitted the cheapest covering that would pass a walkthrough. That is not a criticism, it is just what production building is: the blinds are a line item, not a decision. Which means the first owner inherits thin vinyl slats on a west elevation carrying more glass than the whole front of an older house.

What fixes that is not a nicer version of the same thing. It is either a shutter, which holds light back and reads as part of the house, or a cellular shade, which puts an insulating pocket of air directly against the glass. On the tall entry and stairwell windows that these plans love, motorising it is usually the difference between a covering that gets used and one that gets left open all summer.

Around Old Town the calculation flips. There the house has character worth keeping, the trim is often original, and the right answer is frequently real wood stained to match rather than anything modern. We measure every opening, because a 1940s Clovis window is not a standard size and pretending otherwise is how you end up with a bar of afternoon sun down one edge.
